This app features questions and explanations from the October 2025 exam! This app features past questions and explanations from the Real Estate Broker Exam. It also includes features like past question search, a personalized list, and a random 10-question test, all of which are useful when you took the exam.
The explanations are written based on my experience taking the exam. I researched the explanations while creating them, but they are voluminous, so please let me know if you find any mistakes. In particular, changes due to legal revisions and fiscal year changes can be difficult to notice, so I rely on information from current students. Please help us make this app even better.

You've probably heard of "Real Estate Broker." "Real Estate Broker" is an abbreviation for "Real Estate Transaction Specialist," a specialized qualification for real estate transactions. It's Japan's largest national certification, with over 200,000 people taking the exam each year, so you might even know someone who has it.
If you work in the real estate industry, obtaining a Real Estate Broker certification is a must. Specifically, only Real Estate Brokers can "Explain Important Matters," "Sign a Document with Your Name in Article 35 (Important Matters Document)," and "Sign a Document with Your Name in Article 37," so even if it takes time to prepare for the exam, we recommend obtaining it!
The Real Estate Broker exam is held once a year. It's typically held on the third Sunday in October, but the schedule has changed slightly due to the COVID-19 pandemic.
The Real Estate Broker exam is held in all 47 prefectures. Therefore, you can generally take the exam near where you live.
In some cases, even if your current address and place of residence are different, you can take the exam in the prefecture where you live, where your exam ticket will be mailed to you. This means it's not a problem if you live in a different prefecture for university or employment.
There are no restrictions on who can take the real estate license exam.
As such, elementary and junior high school students and foreigners are eligible to take the exam, and there are even cases of junior high school students passing.
However, please note that after passing, there are certain conditions for registering your license (Article 18 of the Real Estate Brokerage Business Act).
However, given the low barrier to entry, becoming a real estate agent may be the best option for those simply looking to obtain a license.
If a real estate agent takes and completes the "Registration Course (5-Question Exemption Course)," they will be exempted from 5 points on the national real estate license exam held within three years, bringing the total score to 45 points. (5-Question Exemption)

For the national Real Estate Broker exam, you need to answer around 70% correctly.
The exam consists of 50 questions, so you need to answer around 35 correctly.
For this reason, be mindful of not missing easy questions.
The national Real Estate Broker exam places emphasis on whether you have practical knowledge of the real estate industry.
Unlike other national exams, it is divided into a single "genre," making it easier to prepare for.
Specifically, the exam questions defined by law are as follows:
Matters concerning the characteristics, area, land use, and type of land, as well as the characteristics, structure, and type of buildings.
Matters concerning laws and regulations regarding rights to land and buildings and changes in rights.
Matters concerning legal restrictions on land and buildings.
Matters concerning laws and regulations regarding taxes on residential land and buildings.
Matters concerning laws and regulations and practices regarding the supply and demand of residential land and buildings.
Matters concerning the appraisal of residential land and building prices.
Matters concerning the Real Estate Transaction Business Act and related laws and regulations.
On average, if you have no basic knowledge or industry experience, the real estate license exam requires approximately 300 to 350 hours of study time.
This is just an average, so some people may be able to prepare in a shorter amount of time, while others may take longer to prepare.
However, assuming you study for two hours a day, you should plan on studying for at least four months. If you have a job, you may want to set aside around a year to prepare.
The national real estate license exam includes questions that require you to find mistakes, so you'll need a certain level of reading comprehension.
Reading comprehension skills are not something that can be acquired overnight, so before you begin preparing for the national real estate license exam, you may want to start reading business books regularly and read newspaper articles daily.
Of course, the national exam requires knowledge and reading comprehension, so a certain amount of regular exam preparation is also essential.
