App Description
- Home Loan Cashflow. Based on income and other relevant information, calculate TDSR/MSR, provide maximum loan amount and purchase price. Provide the amount of cash required based on the tenure or loan to value (LTV) option. Provide the payment amount (cash/cpf) during the initial stage and payment or amount disbursed at different stages.
- Basic Loan Calculator. Based on different type of Loans (HLE, HDB Bank loan, EC, Private), by providing the different options (purchase price, loan, tenure, interest, monthly payment, monthly income), the app will calculate the respective fields automatically. The app will also provide amortisation, charting and prepayment information.
- EC/HDB. Calculate resale levy, provide latest CPF housing grant information (Aug 2024), maximum CPF usage and sale proceeds (Sep 2022).
- Stamp Duty. Calculate Rental, Residential (9 Apr 2023), Mortgage and Seller Stamp duty (Mar 2017).
- Decoupling. Provide a summary on the available options if buyers decide to purchase a 2nd property.
-Sell 1 Buy 2. Calculate the CPF and Cash proceeds after selling the property and provide different options if buyers choose to use the proceeds to buy 1 or 2 properties.
- Pledge/Unpledge, Term Loan, Rental Yield (Gross/Net), ROI.
- Saved Profiles. Allow user to access data in the cloud - retrieve, store and sync the data across multiple devices in realtime under the same account.
- All HDB Branches and the nearest in Singapore.
- Different Regions, Districts and GCBs in Singapore.
- All the schools within 1km, 1km-2km and within 2km in Singapore.
