The real estate licensing exam has a national first-attempt pass rate of approximately 55 percent. The exam has two sections — national and state. Candidates who fail most often struggle with property valuation math, agency law, financing concepts, and contract requirements.
MORTGAGE PAYMENT CALCULATOR

If the subject has a feature the comparable lacks, add. Cost Approach: best for new construction and special-use properties. Replace cost new minus depreciation (physical, functional, external) plus land value. Land value is never depreciated. Income Approach: best for commercial and investment properties. NOI divided by cap rate equals value. Lower cap rate means higher value.
