RoomLedger is a move-in and move-out inspection app for renters, landlords and property managers, and a home inventory for owners. Walk through each room with photos, sign on screen, and export a dated condition report in seconds. A clear record of a home's condition from move-in to handing back the keys, and it all stays on your phone.

HOW IT WORKS
1. Add a home and its rooms, and type in each room's size
2. Walk through room by room: rate, note and photograph
3. Record meters and keys, then both parties sign
4. Export the report and share it by email, a messaging app, Google Drive or Files

ROOM SIZES AND FLOOR PLANS
• Type each room's size from a tape measure: a rectangle or an L-shaped room, with an optional ceiling height
• A clean floor plan with floor area in square feet and square meters
• Feet and inches by default, with a switch to metric

WALK THROUGH ROOM BY ROOM
• Move-in, move-out and periodic walkthroughs
• A ready checklist for each kind of room: walls, floors, windows, fixtures and appliances
• Rate each item Good, Fair, Poor or Damaged, add notes and photos, and circle damage right on the photo
• Meter readings with photos, and a list of every key, fob and remote handed over
• Both parties sign on screen; signing locks the walkthrough so nothing changes afterwards

COMPARE AND LOOK BACK
• Move-in next to move-out, line by line and photo by photo, with a changes-only filter
